The two bedrooms, both with double bed and one with an extra sofa- bed, look the nice and silent side canal Rio del Duca; two elegant bathrooms decorated with glass Venetian mosaic, an equipped kitchen with view on a little garden and a charming, finely decorated living room with two windows on the Grand Canal and a wide view which goes from the Accademia Bridge to Palazzo Rezzonico.
The access to the apartment is trough the monumental entrance of Palazzo Falier, one of the most beautiful and well conserved Venetian private palazzo; from there you may arrive in Campo Santo Stefano in 1 minutes, or Palazzo Grassi Museum - Pinault Foundation, Accademia Galleries, Palazzo Franchetti, Palazzo Pisani Music Conservatory of Venice, Santo Stefano Church, the Fenice Opera House ... and of course San Marco Square, all in few minutes walking out of the Palazzo.
The Santo Stefano district is the nicest and most elegant area of Venice; nice restaurants and bars, or the old baccaro and trattoria;, antiques and modern design shops, or the best of Venetian artisans atelier; everything is just around the corner.
Arrive with a water taxi from the Grand Canal on the private jetty of the Palazzo; that's already a great way to start you stay in Venice, or just step down at San Samuele water bus stop, 2 minutes walking. Groceries, a supermarket, pharmacy, book shops, tobacconist, pilates gym, florist ... all you need is at two steps.

Rental Notes
The rental price includes all expenses taxes and final cleaning. The guarantee deposit is required in cash and will be return in cash the departure day. In alternative it can be paid by bank trasfer with a separate transfer and will be returned by bank transfer with bank fees on the side of the Guest.
Check-in: from 2 pm to 8 pm
Check-out: within 11 am
As the apartment doesn’t have its reception desk, an appointment must be taken with
the Owner's delegate at the apartment..For late check-in after 8 pm there will be an extra charge of 20 euros plus10 euros per each hour
after 9 pm to be paid in cash at the arrival. Check-in later then 11 pm must be agreed with the Owner's Delegate.
Forgotten items: in case of forgotten items, Guest will organize himself the pick-up from the apartment: the pick-up address is San Marco 2906 - Venezia 30124.

Wonderful apartment, well located, Venice charm
The apartment was great! Just as described. Very charming, modern amenities, nice big beds. Loved the private dock for the building, which allows easy arrival and departure by taxi. Thanks for an easy arrival process, quick tour, and accommodation for a late departure (along with booking of taxi to airport). A wonderful experience in the heart of Venice.

Perfect location on the Grand Canal
We arrived by boat to be greeted by Orial (the caretaker)'on the dock. He showed us the apartment, explained everything we needed to know. The apartment had everything we needed. It's on the Grand Canal which we enjoyed opening the windows to the canal to watch the boats and gondolas go by. The apartment is located within walking distance to the Rialto Bridge and lots of shopping and restaurants. When we needed a dinner recommendation all we had to do was text Orial and he provided some recommendations which we took him up on and we weren't disappointed. If you want a cozy apartment in a great location in Venice, this apartment is perfect!
